83 yr old woman...no family...leaving my condo to a non-relation..how to avoid inheritance tax,etc. What else should I do?

See above..I have no idea how to prevent my friend from paying taxes etc. on the condo that I am leaving her...and would like to plan now of the correct direction to take. I have very little money to even consider!

My name & my son's name is on the Deed for my Condo. At the time of my death, is my daughter entitled to any part of the Condo

In my will I specified that all my possessions be shared equally including my condo. It is a Quit Claim Deed with joint tenancy with right of survivorship. Is my daughter entitled to any part of the condo?

Beneficiary concerning a husbands pention and IRA After death of husband.

Does a husband have to name a beneficiary for his pention and IRA or is it auto to the wife? My husband says it is auto for is company to provide these to the spouse of an employee who has died. My belief is that one must name a beneficiary.

Husband died last year, his mother (beneficiary to life insurance ) died in 2001. i need an estate to get the life insurance, we have a will, and husband was dieing from cancer, plus he had no money or possessions except some clothes. his income was SSI, so why do i need an estate and to go to court to settle this or do i?
