My landlord is doing no repairs on my apt. What can i do to get him to repair things to pass inspection

My landlord is doing repairs himself, and doesnt know what he is doing. He put in new back door and he had to take siding down , 2 months later siding still off and a half inch gap is around door, which rain bugs and who knows what else is coming in. With all the moisture in the showeroom and around the door half the ceiling has fallen down, all you can see is black mold all over the insolation. I took this apt. Because he accepted my dogs , now i dont know what to do . I have told him i will pay the rent when he fixes the leaks but he said that would break the lease.
