We asked landlord to fix evaporator cooler in the middle of august and they said that since they put a small window a/c in the bedroom that they were not going to fix the cooler any more if it broke, thats why they put the a/c on the bedroom. theapartment if 600sq ft, the landlord came pounding on the window befor the date we were supposed to give them money for the rent (sorry for the language) "you better not f--- me over on the rent" and my husband said "what" and manager repeated what he said again. i asked the manager when they're going to fix washing machine because it was broken and he told me "you don't know how to wash" like insuating that i'm the one who broke it. they don't keep up with the landscaping, the mailboxes need repair , our mail has been tampered with, asked mailman about the mailbox repairs and said land lord has to fix them. but come first of the month they are demanding late charges if we're late on rent. also i believe our meter was hooked up to the washing machine and dryer outside if there any way of finding out. can we counterclaim for the landlord not fixing the evaporator cooler since it was working when we moved in, because one of the tenants their cooler broke and they got a new one. can we bring these issues to the judge when we go next week to the court and can we file either a counterclaim or file a claim with small claims court. they wanted us to live here in this apartment with just the little window ac and not fixing maintence issues (like the pressure in the shower, the cold water not the water has hardley no pressure at all and we told them about it and they never did anything). can we file after the court date and can we address these issues to the judge. we like to know how much time do we have after we go to court to file a counterclaim in small claims court. thank you we really appreciate your time and response the cervantes family
