What happens if a seller dies before closing, but has signed closing papers?

My son and his wife bought a home V.A. they had to pay for all inspections, All was good and closing was set for 1/31/13. They were notified that day that the seller died the night before. The man had a will and has grown children. My sons realtor says he has never run into this in 35yrs. and doesnt' know what will happen? Please help?

I,m searching for a complet set of documents on a mortgage loan what is the best way to get them?

I need a complet set of documents on my mortgage loan, of importance are the right to cancel.should I do this in the form of a production on a legal request or some other way, and Is there a right to cancel with a loan modification loan.package.
